I feel so blessed to be able to have had so many years of experience in my field of property management and working with many property owners who are seeking an effective solution for finding the right tenants. For this reason, I felt that creating this site will be a great resource for anyone who is interested on tips on how to conduct a tenant background check. My goal is to be able to help people avoid the nightmare scenarios that I have seen play out for so many people who have incorrectly avoided the process of conducting a tenant screening background check and have paid dearly for their mistakes. I wanted to share the following experience of Kate. She is one of my most recent property management clients. This is a true story of what happened to here before as a new landlord. Kate had never ever owned a rental property before and she had purchased a home believing that she and her husband would moving into the property upon closing. Unexpectedly, her husband got a job transfer out of town and this was right before the financial crisis hit. To compound problems, Kate had not sold her current home so Kate and her husband were stuck with 2 homes and no one wanted to buy either one of them. So Kate ran advertisements in the local paper and on Craiglist.org and found tenants for both homes before relocating with her husband. Unfortunately, Kate did not do a tenant background check on either renter. She simply relied on he gut feelings and appearances of each of her newly selected tenants. Kate had no shortage of applicants to chose from. Kate told me she relied primarily on how she felt about these people and she was impressed because one drove a BMW and the other had a nice Hummer. What a dreadful mistake! Both tenants turned out to be total deadbeats and she had later learned that one of them had borrowed his sister's car to put on a good show for her to be impressed enough to accept him as a tenant. In both cases of misfortune, has Kate done her homework with a proper tenant background check, she would have discovered that both rental applications contained gross misrepresentations of the truth. In today's world, it is simply foolish not to conduct a thorough rental background check because their are so many untrustworthy people circulating around that you cannot trust anyone at their word. All information must be verified using a background screening service that has the capabilities of conducting a nationwide search on your prospective tenant's personal background history. Sadly, for Kate she is now in a Chapter 7 bankruptcy and barely hanging on financially because she made some very poor decisions that have cost her a tremendous amount of money. |
